Private Secured Credit

Private secured credit when timing matters.

Kensington Private Credit provides short-term, business-purpose secured lending for companies and property-backed borrowers who need speed, certainty and a clear route to repayment.

We focus on low-LTV opportunities with strong security, clear ownership and a credible refinance or sale exit.

Underwriting posture

Advance — up to 50–60% Headroom to security value

Illustrative only. Every facility is priced against security, exit and title — not headline valuation. Actual terms are case-specific and confirmed in the facility letter.

What We Fund

Secured lending for situations that can't wait on a bank.

Business-purpose only. Every facility is secured against UK property or company assets with a defined exit.

Liquidity

Business cashflow

Short-term working capital secured against property assets, bridging a defined gap in trading cashflow.

Refinance

Urgent refinance

Replacing an existing facility against a hard deadline, where a mainstream lender can't move fast enough.

Completion

Completion pressure

Funding to meet an exchange or completion date where the alternative is losing the transaction.

Obligations

Tax & HMRC

Secured funding to meet a tax liability or HMRC deadline without disrupting the underlying business.

Development

Developer exits

Bridging between practical completion and unit sale or refinance, secured against the completed asset.

Bridging

Short-term secured liquidity

General business-purpose bridging where security, exit and ownership are clear and well-evidenced.

Security & Criteria

What we lend against.

  • UK limited company or body corporate borrower
  • Secured against UK property or company assets
  • Conservative loan-to-value — capital protection first
  • Clear, credible exit — refinance or sale
  • Confirmed ownership and authority to grant security
  • Business purpose only — not consumer lending

Process

How it works.

A desktop, evidence-led route where the risk profile supports it — KPC can require valuation or inspection at its discretion.

01

Tell us the security, the amount and the exit. We give an early indication before any cost is incurred.

02

Title & security check

Desktop title, ownership and valuation evidence reviewed — site visit only where the risk profile requires it.

03

Offer

Terms confirmed in writing: advance, rate, fees and the conditions to completion.

04

Solicitor & legal pack

Facility letter and security documents issued through the appointed lender solicitor.

05

Completion

Funds released once security, title and legal conditions are satisfied.

06

Refinance / exit

We work the facility toward its agreed exit — refinance or sale — from day one.
